Real Estate

Real Estate has been a significant practice area for J. Michael Issa for years. He has worked extensively in the realm of debt restructuring for Southern California's real estate development community for more than a decade and has successfully presided over some of California's largest successful real estate workouts totaling several billion dollars. He has also raised several billion dollars of debt and equity financing for developers and property owners over the last 10 years, and has been a principal in a number of significant real estate transactions. He is particularly well-known for his work in large, complicated real estate transactions and restructurings with difficult and multi-faceted problems to solve.

Bruce Ballenger was formerly partner-in-charge of Coopers & Lybrand's Southern California Real Estate Practice as well as being the firm's West Regional RTC Coordinator. Mr. Ballenger has decades of experience in consulting to the real estate industry in a variety of capacities and co-manages BCI's Real Estate practice

Transactions

• Transactional services includes sourcing debt, mezzanine, and equity for both structured
•      recapitalizations of existing companies, projects or portfolios; as well as sourcing financing
•      for new development opportunities with industry partners.
• Arranging joint ventures on behalf of clients with financial or industry partners.
• Acquisition and disposition of properties, portfolios, and companies in tax-efficient
•      transactions for clients.
• Assistance with the management of complex and delicate tax issues on behalf of clients
•      in restructurings and transactions.
• BCI's principals also coinvest their own capital in a variety of real estate ventures with
•      current and former clients.

Corporate Operations

• BCI can assist operating real estate companies with strategic development and/or                     assessments, including corporate right-sizing and redirection.
• BCI can assist with such issues as the motivation and retention of management including
•        the design and implementation of executive compensation plans.

Turnarounds

BCI can assist its real estate clients with the full range of turnaround services including debt restructuring, management of intransigent creditors, expert testimony, corporate cash management and stabilization, and reorganization services.
